HABITABILITY CERTIFICATE:

It is the administrative document that confirms that a home meets the basic conditions to be inhabited, without prejudice to the fact that other legally authorized activities are carried out there.
R.D. 117/2006, which regulates the habitability conditions of homes and the procedure for obtaining the habitability certificate.

STRUCTURAL CERTIFICATE:

This is a technical expert report, which guarantees the structural solidity and safety of the building. Carried out after a careful evaluation of the building's conditions by an expert with knowledge in the matter. This document endorses three criteria: general structural safety, safety in the event of fire and other contingencies that imply collapse, and solidity to the conditions of use.

ENERGY CERTIFICATE:

It consists of energetically evaluating a building, and all of this according to R.D. 235/2013 approved on April 5, 2013, in which every home or premises that is RENTED, SOLD OR PUBLISHED after June 1, 2013 is required to have the certificate.

EXPERT REPORT:

It is the document written by an authority on a particular topic in which their investigations and conclusions on the matter are revealed. This document is evidence in a judicial process, since it helps a judge better understand the technical aspects. Counting on the opinion and analysis of a specialist in the matter to make a better decision.
